Rental Qualifications

Applied to all adults 18 years of age or older

General Requirements

Government-Issued ID & Identity Documents

Driver's license, SSN, or ITIN required for all applicants

Income — Minimum 2.5× Monthly Rent

Combined income of all applicants, based on previous 12-month average wage

Proof of Funds for Move-In Costs

Must cover first month's rent, security deposit, and any additional fees

Credit Score — TriMerge Middle Score 670+*

Acceptable credit references and history required

Work History — Previous 24 Months**

Consistent employment history required; gaps may require a Letter of Explanation

Verifiable Qualifying Income — Previous 24 Months**

Must be documentable and verifiable through pay stubs, tax returns, or equivalent

Rental History or Home Ownership — Previous 24 Months

Acceptable landlord references required; home ownership qualifies in lieu of rental history

No Evictions

Any eviction on record for any applicant will disqualify the application

Pass Criminal Background Check*

Required for all adults occupying the property

Property Viewing Required

All applicants must physically view the property before approval

Submit a Full & Complete Rental Application

All adults 18+ must individually complete and submit the application

Provide All Supporting Documentation

All required documents must be submitted — Download Checklist

Review & Approve Full Lease Agreement

All terms and conditions must be reviewed and agreed to prior to move-in

Additional Requirements

Varies based on property, City/County, Home Owners Association, etc.

Maximum number of applicants

Number of unrelated applicants (e.g. single family)

Age restrictions for Senior or 55+ only communities

Pet allowance and/or pet policy restrictions

Parking restrictions, including number and/or types of vehicles

* Credit and background exceptions may be made with the submittal of a Letter of Explanation (LOE).

** Gaps in work/income history exceptions may be made with the submittal of a Letter of Explanation (LOE) and/or supplemental information such as university degree program enrollment, disability insurance documentation, etc.

All LOE-based exceptions are made on a case-by-case basis and may require an increased security deposit or other commitments from the applicant.
