Qualifications
General Requirements:
(Applied to all adults 18 years of age or older)
- Have valid government issued ID and/or identity related documents (DL, SSN, ITIN)
- Make at least 2.5 times the Rent (combined income of all applicant, using previous 12 mo. average wage)
- Proof of funds for total move-in costs (first month rent, deposit, any other other fees)
- Acceptable Credit references/history with TriMerge middle credit score above 670*
- Work history (previous 24 month)**
- Verifiable qualifying income (previous 24 months)**
- Rental history with acceptable landlord references OR home ownership (previous 24 months)
- No Evictions (any applicants)
- Pass a criminal background check*
- View the property being offered
- Submit a full and complete rental application
- Provide all supported documentation for these required qualifications(Download Checklist)
- Review and approve full lease agreement terms and conditions
Additional Requirements:
(Varies based on property, City/County, Home Owners Association, etc):
- Maximum number of applicants
- Number of unrelated applicants (i.e. single family)
- Age restrictions for Senior or 55+ only communities
- Pet allowance and/or pet policy restrictions
- Parking restrictions, including number and/or types of vehicles
*Credit/Background exceptions may be made with the submittal of a Letter of Explanation (LOE)
**Gaps in work/income history exceptions may be made with the submittal of a Letter of Explanation (LOE) and/or supplemental information such as University degree program enrollment, disability insurance documentation, etc.
All LOE based exceptions are made on a case-by-case basis and may require an increased security deposit or other commitments from applicant
